We issue a Landlord Gas Safety Certificate (CP12), to homeowners, and estate agents in and around East London. Each facility's gas piping system, boiler system, and related equipment must be inspected by a Gas Safety Registered Engineer. It is a crime to operate gas appliances without following state safety regulations.
Trusted Gas Safety Certificate
Upon completion, the engineer will issue a certificate confirming the use of the system. This document is a Gas Safety Certificate document. If you have any problems with your system, please contact our engineers. It is important to have a complete check-up at least once a year.
Landlord's Responsibility
As a homeowner, you need an accurate Gas Safety Certificate. However, it is obligatory to undergo a regular inspection by a gas safety engineer every year. Ask your engineer for a Gas Safety Certificate to make sure your home is safe.
Being a Landlord
It is the landlord's responsibility to conduct gas safety inspections annually. It should be inspected regularly every year. This should be applied to all gas appliances and the property's entire gas plumbing system. You (the landlord) are not legally responsible for checking the system if the tenant uses the gas supply and uses appliances such as stoves and boilers. If there is a tenant, he must provide a copy of the Gas Safety Certificate within 28 days of becoming the property's tenant.
Gas safety for Landlords and Homeowners
In 1996, the government passed a law requiring landlords who rent part or all of their property to inspect and certify all gas appliances and plumbing installations every 12 months. If you're a homeowner whose gas appliances aren't certified, call us today for your Landlord Gas Safety Certificate.
This is a worry-free service for homeowners who want to ensure the security of their belongings and show potential customers that their gas appliances are working safely.
What is included in the homeowner gas safety inspection?
A Gas Safe registered engineer will look for the following during a landlord's gas safety inspection:
Check the tightness of the device.
If you have test points, check static and working pressure.
Check the ignition pressure/gas quantity on the manufacturer's data plate.
Ensure that all required ventilation is adequately supplied.
Test the exhaust flow to verify the removal of combustion products.
Verify that all flame failure devices operate satisfactorily.
Check the stability bracket (if necessary) for physical stability, availability, and effectiveness.
Look for evidence of unsafe behavior and report it to a responsible person. Devices are not considered authorized until you complete the above.
A full system rigor test should be added to the above to examine the lender's gas security record.
We test all materials for CO values using our combustion analyzer.
Issuance of a Gas Safety Certificate with a unique identification number for the property tested.
